|Recommended: YesNice Property — It's very quiet, but there are things you can do all around. The rooms are just the perfect size.
|Recommended: YesIt's a nice complex, very small, conveniently placed. — It is very expensive for the amount of space you get. The private rooms and the in-unit washer and dryer are awesome, but there are a lot of little extra fees they don't tell you about in the beginning that bring the rent up significantly higher. It's a nice place to start out though, and it's pretty clean.

|Recommended: YesLove the layout, not the maintenance. — I love how close it is to school, and the bus stops. I like the layout and the fact that I can get my own room. However the maintenance is ridiculous and very unprofessional.

|Recommended: YesIts a great place to live thats in a great place — I wish there was more parking, and maybe a way to have guest parking and a pool but other than that i really like living here the rent is reasonable and the utilitys are great i dont feel like its unfair at all i mean it could be lower but who doesnt feel that way. I do wish each apartment came with its own wifi but other than that its great.

|Recommended: YesPromenade Place — I have enjoyed living at Promenade Place. The staff is friendly, helpful and go the extra mile to figure out what kind of solution they can to fix your problem. Roger, the manager is AMAZING He has made sure we are all comfortable, interacts with all residents, fixes resolves issues and is just overall a welcoming, kind guy to be running all of this. My only downside to living here is if you don't begin your lease at the VERY beginning of the year you will not receive a parking pass because they don't have enough . Towing and booting is very much enforced in Orem, and especially here so you CANNOT park here unless you want a boot on your car. We have seen MULTIPLE available parking spots throughout the parking lots both covered and not covered where passes can be given. That is my only frustration thus far with living here. Other than that, the ward is awesome, the staff is AMAZING, the residents are awesome and the student life is good as well.
|Recommended: YesI like It. — I’ve definitely got some issues with the place, but it’s it’s college housing and not only that it’s good college housing. Definitely considering living here next year.

Staff is super helpful and nice, helped me out on numerous occasions. Didn’t mind that I had A specific bedroom and floor request when I moved In. Also made sure that my friend and I had Rooms nearby each other on the same floor.

The inspections aren’t super uptight and won’t fail you over nothing

I’ve lost count of how many times the police have been here
There’s a dog above me that sounds like it has more anxiety than it’s owner. For a place with a no pets policy there are a lot of pets, not just emotional support dogs either
The construction has woken me up every single day without fail
Took three weeks for my Maintenance request to even be seen
There’s no yard or really any grounds, I have yet to see any grass.
There were some issues with the rent getting paid auto payment never went through and I almost Got charged a late fee because the system wasn’t working then I got Charged a 7 convenience fee for having to pay it in person.
Rent was also higher than expected, online it was something like 480 but I’m getting charged 525 for rent which confused me.
The hallways are super bare and sad, especially the areas by the stairs and elevator. I feel that they are really under utilized.
Overall even will all the issues I have With this place I genuinely Love living here, it’s got some great character and all the other tenants are really cool people, I’ve actually made some great friends. I cannot Stress enough how great the staff is here and how helpful they have been since I’ve moved in. Out of all the other college housing options this was my top choice and still is.
